As a Property Owner you will have access to a variety of owner Statements and Reports which will help you maintain an up to date Record, of your Investment Property.

Tenants can pay Rent online at Proper Experts. Additionally tenants will have the ability to apply for a Rental Property on-line, submit a repair and or make maintenance requests.

Full Management Services include but not limited to:

1. Collections of Rents

2. Initiate Repairs To Be Made When Necessary

3. Leasing Services

4. Maintain an Accounting Of All Income and Expenses

5. Manage Problems Incurred With The Tenant, i.e. leaking faucet, lost home keys

6. Move-In and Move-Out Inspections

7. Periodic Inspections of Your Property

8. Provide A Monthly Computerized Statement Of Your Property As well As a Year-End Statement For Your Taxes

9. Provide Unlawful Detainer Assistance

10.Service The Mortgage Payment and All Necessary Expenditures

Leasing Services include but not limited to:

As a Property Owner, Property Experts provides leasing services for your property and receives a percentage of the gross Monthly Rent for a Six-Month minimum agreement. The Percentage of Monthly Gross is negotiable for more than one Single Family Home, Apartment Communities and Homeowner Associations.

· Act As Owner-Agent

· Advertise On-Line and Our Website

· Install A Rental Sign On Property (if Property Owner agrees)

· Check Prospective Tenant Credit Using Experian Credit Reporting

· Verify Tenant Employment

· Talk To Tenant(s) Previous and Present Landlord

· Obtain A Copy Of Tenant(s) Photo Identification

· Obtain Photos Of Any Authorized Pet(s)

· All Screened Applications Submitted To Property Owner For Approval (if Property Owner wishes to select)

This process allows us to place the tenant in a property which has established reliability. Tenants approved may now complete a Rental Agreement, which list all the information on Rent, Security Deposit, Pets, etc.
